What is the difference between a real estate broker and a Realtor?
The difference is simple but quite important. A real estate broker is the legal title, while Realtor® is a credential of quality.
A broker is someone who passed the government exams, obtained their license to operate the business independently and legally, that is, they comply with the law, but nothing more.
In contrast, a Realtor® , in addition to holding the same legal license, voluntarily chose to take their professional standards to the next level. They joined the National Association of Realtors® (NAR) and its local associations. This means that, in practice, this professional is contractually bound to a strict Code of Ethics that protects your money and your privacy above the Realtor®'s own financial interests .
Whereas if an independent broker fails a client, the matter will have to be resolved in the courts of Puerto Rico, if a Realtor® fails the client, the association is obligated to initiate a grievance protocol established by the National Association (NAR), thus exposing the Realtor® to severe sanctions .
In summary, a broker has state permission to sell, while a Realtor® has the backing, continuing education, and international ethical commitment to protect clients' investments.
